VBR Sign-up Process

The VBR has a specific process each new client must complete before adding an IDX search on their site. The instructions below detail this process.

Agent Only

Complete the signature page (page 7) of the IDX Agent Agreement and have your Designated Broker of Record counter-sign the "Authorizing Participant Broker" line at the bottom of page 7. Once this page has been completed and has been signed by both the agent and their broker, please submit ONLY PAGE 7 to Dakno for processing and MLS approval.

(Note: The "Vendor (Template)" option under the "Professional" Service Plan section MUST ALWAYS be selected and the Website Administrator section should be completed by Dakno.)

Broker Office

The Broker of Record should complete and sign page 7 of the IDX Broker Agreement. Once complete, please submit ONLY page 7 to Dakno for processing and MLS approval.

(Note: The "Vendor (Template)" option under the "Professional" Service Plan section MUST ALWAYS be selected and the Website Administrator section should be completed by Dakno.)

The CO-Metrolist MLS will send the notification of approval to Dakno once everything is complete. Dakno will then activate the IDX feed. 

Additional Fees

Your MLS board will charge you a "Direct Fee" of $50 for setup.

What are the VBR Compliance Requirements?

The VBR requires that all IDX participants adhere to a specific set of rules and regulations. Below is an overview of these requirements. Don't worry, we're very familiar in compliance requirements and will help ensure your website meets these standards.

  1. All IDX listings must show the VMLS as the source of the information.
  2. You must indicate on their website that IDX information is provided solely for consumers’ personal, non-commercial use, to identify prospective properties consumers may be interested in purchasing.
  3. You must indicate on your website that the data provided is deemed reliable but is not guaranteed accurate by the MLS.
  4. The MLS may require use of disclaimers as necessary to protect Participants and/or the MLS from liability, at any time.
  5. IDX disclosure must be displayed at the bottom of search data output page.
  6. Broker Disclosure “This listing courtesy of: (insert Listing Company Name)” must be centered at the bottom of each detailed search results display (boarder is optional).
  7. IDX Icon thumbnail must be displayed and sizing must be correct.
  8. The following copyright is to be displayed at the very bottom of each search results page in the same type and size as the body text:
    • "Copyright © 2002 Vail Multi List, Inc. (VMLS). The information displayed herein was derived from sources believed to be accurate, but has not been verified by VMLS. Buyers are cautioned to verify all information to their own satisfaction. This information is exclusively for viewers’ personal, non-commercial use. Any republication or reproduction of the information herein without the express permission of the VMLS is strictly prohibited."
  9. When pulling in listings from another person’s IDX listings:
    • Data must have that person’s name, the MRMLS-approved icon, and MRMLS copyright notice following the property information.
    • As a footer at the bottom of each display or print formatted page, the listing participant’s name, MRMLS-approved icon, and copyright notice must be at least as large as the largest type size used to display the listing data.
    • The contact information and branding of you and your agents may NOT be shown on a detailed display of another person’s IDX listing within the “body” of the listing data.
    • The “body” is defined as the rectangular space whose borders are delimited by the utmost extent in each direction of the listing text photo data.
